Check and correct plumbing concerns
Tasks and Notes
The hall bathroom sink drain has a flex-type drain that is inappropriate for that use. These types of drain materials prone to clogging and failure. We also noted the sink is slow to drain and doesn’t appear to be vented. Consult a licensed plumber to correct.
Also there is no air gap for the dishwasher. An air gap is a feature that prevents water from backing up into the sink from the dishwasher. The drain line does exit the appliance from a high spot that minimizes the chances of back ups. This is a low priority fix that could be delayed till the next dishwasher is installed.
The water heater pressure release valve is fitted with an appropriate drip tube. However it is run into an inaccessible corner. Drip tubes either run outside or to within 6 inches of the floor to prevent scalding accidents when the pressure release valve emits boiling water to prevent overheating. In this case, the drip tube could discharge into the laundry without anyone noticing and leading to moisture damage. We recommend redirecting the tube to the exterior; it should be simple given the water heater is already located near an exterior wall.
If Not Addressed
Water damage from failure is the main concern here. Because it can affect several hidden areas, water damage repair costs can easily run into several thousands of dollars.
We estimate labor costs for this project will be about $150-$200 and material costs of about $50-$100. These costs will fluctuate based on the actual conditions the plumber encounters. Request quotes from at least 3 professionals.dollars.Mark as complete
