Belfry is currently available in the Greater Seattle area. Let us know if you're outside our area but are interested in this service; we are evaluating additional geographies for expansion.
May I schedule a checkup for my rental property?
Yes, you may. Note however that our advertised pricing applies to single-family homes under 3,500 sq ft. Call for special pricing if you own multi-family or multiple single-family properties.
Who performs the checkups?
Our checkups and spot checks are performed by a selective group of licensed home inspectors. We equip them with tools and resources to ensure they are as thorough and accurate as possible. All our partner inspectors are background checked and insured for your safety and peace of mind.
What should I expect during the checkup?
Our annual checkups typically last about 2 hours. During that time the inspector will examine all the accessible major systems of your home and perform some basic maintenance as well. The covered systems include your roof, exterior, crawl space, attic, plumbing, electrical, HVAC and water heater. They will also be looking for any overall structural concerns. Home inspectors are generalists, with broad knowledge of all the systems in your home. From time to time, they will run into conditions that require specialist attention.
How should I prepare for my checkup?
Firstly, do let us know when we call to confirm your appointment if you have specific questions or concerns about particular areas of your home. Secondly, please ensure there is a clear path to the access points for the attic and crawl spaces as well as key appliances like the furnace, water heater and electric panel.
Why didn't the inspector get on my roof?
Some roofs are too high or steeply pitched to be safely accessed by a home inspector. In such cases, specialist attention is recommended. We will always let you know when that is the case.
What if something goes wrong with my house despite having had a checkup?
Our goal is to guide you to take the necessary steps to eliminate that possibility. However, houses are complex systems that sometimes malfunction despite everyone’s best efforts. Belfry is not an insurance or warranty plan; we cannot guarantee a perfect house or compensate you in the event of unexpected repairs. We encourage you to get a home insurance policy to cover the unexpected. That said, we’re here to help: email or call us and we'll assist you to ensure the problem is properly diagnosed and resolved by the appropriate professional.
How accurate are your cost and time estimates?
Our estimates are based on expert inputs and ongoing customer feedback on the actual costs incurred on real projects. They are wide ranges that are meant to be ballpark figures to give you a sense of the most likely cost/time for your project. Your final costs may be higher or lower, depending on your home’s unique circumstances.
When do I pay?
An appointment deposit is required to schedule your checkup. It will be applied to your annual fee on the day of your appointment. We use Stripe, one the best and safest online payments processors.
What payment methods do you accept?
We only accept credit or debit cards at this time.
Does your advertised pricing apply to all house types and sizes?
No, it does not. Our advertised $25 pricing applies to single-family houses under 2,500 sq ft. The vast majority of homes fall within this group. For single-family homes between 2,500 and 3,500 sq ft add $20/month. Contact us for custom pricing if you own a larger home or if you're a landlord or property manager with multi-family or multiple single-family properties.
When does my subscription term begin?
Your subscription begins on the day of your first annual checkup. You will be charged the applicable price plus tax on that day in subsequent months. We will send you renewal reminders towards the end of the year, before your next checkup.
When and how may I cancel my subscription?
You may cancel your subscription at any time by phone or email. You will continue to have access to the service until the end of your current annual term. Your account will be closed at that point.
